Northland is currently seeking a Regional Manager to oversee a portfolio of multifamily communities for the New Mexico and Denver regions. The Regional Manager is directly responsible for oversight and all property management operations for an assigned portfolio of multifamily communities. Manages on-site Property Managers and staff, profitability, cost control and upholding quality standards to ensure resident and employee satisfaction. The position will also require close interface with senior management, as well as adhering to established policies and procedures.

Essential Functions:

The following list of essential job functions is not exhaustive and may be supplemented or changed as necessary.

  • Assists in interviewing and hiring of community managers and staff
  • Supervises Community Manager and staff
  • Assists in training of community staff members
  • Approves of community invoices and purchase orders consistent with company procedures
  • Reviews weekly, monthly and quarterly site reports for content and accuracy
  • Communicates changes in property conditions, market conditions or personnel situations, which may impact property performance
  • Prepares and review annual operating budget
  • Identifies the need for bids and proposals related to service contracts and capital improvements. Supervise work and contractors
  • Assists with the administration of capital improvement contracts
  • Reviews marketing strategies and make recommendations for changes in advertising, pricing or programs
  • Reviews weekly and monthly rent collections, water/sewer collections and other ancillary income programs in place
  • Assists with resolution of customer service calls
  • Conducts periodic property inspections to include amenities, vacant units, maintenance facilities, lease files, property files and shared folders
  • Maintains communities to assure excellent curb appeal and physical condition consistent with company and owner's objectives
  • Participates in conference calls at the regional and managerial level
  • Performs monthly review of property financial statements and assist in the re-forecast of budget figures
  • Assists and fills in at community sites as needed
  • Performs other duties as may be assigned by the Vice President, Multifamily

Specific Job Knowledge, Skill and Ability

  • Extensive knowledge of MRI software is required
  • Advanced competency with computer, peripherals and variety of software including Microsoft Word, Excel, Outlook and PowerPoint, and operating in a LAN and WAN environment
  • Strong ability to communicate effectively, both in oral and written form. Must be articulate with the ability to be persuasive and organized in thought and composition when speaking with others and when formulating emails, memos and letters
  • Very organized and detailed with the ability to see the big picture
  • Ability to exchange ideas, information and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions or solutions
  • Ability to handle pressure, meet deadlines and set priorities for workload

  • Acts as a team member with all employees of the Northland Investment Corporation staff

  • Must be able to adapt to changes in the work environment; manages competing demands and is able to deal with change, delays or unexpected events.

  • Ability to travel to and from destinations as necessary

Supervisory Responsibilities

  • Directly supervises a number of Community Managers and other employees and contract service providers
  • Carries out supervisory responsibilities in accordance with the organization's philosophy
  • Perform additional work and assignments as directed by Northland or Regional Manager

Education and Experience

  • 5+ years' experience as a Regional Property Manager in multifamily real estate.
  • Area Knowledge and experience preferred
  • Bachelor's degree is preferred
