Our telecom client is currently seeking Network Real Estate Specialists/Property Managers for long term contract opportunities in the Tempe, AZ. The details are below:
JOB TITLE: Network Real Estate Specialist / Developer - III
MUST HAVE SKILLS:
- Strong written and verbal Communication Skills
- Negotiation skills - 3-5 years negotiating cell site related leases, easements, amendments, etc.
- Organization and time management
- Triage and priority setting
- Business Acumen: Will be evaluating business transactions and recommending approval/denial of deals.
-Expertise in Microsoft Office applications, particularly Word, Excel and PowerPoint. Google Mail expertise.
-Excellent written and communication skills
- Ability to negotiate not only contracts, but deadlines and compromises with internal customers.
-Real Estate Background: Understanding of RE Interests, documents and instruments.
Role will function as a Property Manager who is responsible for engaging vendors to negotiate renewal amendments/replacement leases, resolving Landlord issues such as rent and option payments, application of annual escalators, and overall maintenance of landlord tenant relationships in collaboration with HQ Lease Administration group. Respond to requests from Network Assurance, HQ Lease Administration and other Real Estate Specialists for assistance with site issues like access issues, health & safety issues, etc.
Project manage the lease renewal project, communicate with other groups on status in a timely manner so that relocations can be initiated and completed well before the lease ends.
-Provide guidance to site acquisition vendors on deal terms.
-Manage Purchase Order process for vendors and outside counsel.
-Review contracts to establish *** rights as it relates to access and site modification activities.
-Engage and interact with In House Legal on LL disputes and other legal matters.
-Proactively establish a cadence for follow with vendors on assigned work.
Associates Degree or 10 years wireless real estate experience.
Real Estate license desired but not required.
This is a full time position and schedule will be Monday through Friday 8am - 5pm working in the office in Tempe. Position requires applicant to have a cell phone that can be a published number (reimbursement to follow established guidelines) for internal, Landlord, and vendor use.
