**Description:**Seeking a Project Manager for a general contractor who specializes in TI and mid size commercial projects.Pre-Award of a project: (At times, assist with estimating)• Attend pre-bid site walks and conferences.• Analyzing requirement documents, blueprints, and project plans to gain a thorough understanding of the project.• Determining what factors of production will influence the cost of a service or product.• Cold call subcontractors/vendors to obtain proposals.• Preparing material estimates and cost estimates for the product or service.• Creating labor estimates for any project.• Managing bids from vendors and contractors• Using bid data to prepare detailed a cost analysis.• Presenting prepared estimates to management and other stakeholdersAward of a project:• Prepare project file and project creation within our project management software.• Develop, plan, and manage the project master schedule.• Compile and plan budgets, cost estimates, and other financial estimates.• Lead the development and distribution of purchase orders and subcontract agreements (writing of all scopes of work).• Prepare site specific safety plan and reports.During the project:• Effectively prioritize and manage project management workload to the best of your abilities.• Collaborate with the entire project team.• Preparation, organization, and management of Submittals, RFI s and Shop Drawings• Review Shop Drawings for coordination with trades and compliance with contract documents• Order and manage materials, supplies and equipment including their deliveries.• Provide internal reporting and projections for project costs.• Prepare and submit all client pay applications.• Track and prepare lien releases.• Approve invoices and applications for payments from vendors/subcontractors.• Code receipts and invoices for your project• Oversee and supervise construction project progress and provide reports on timeline progress, and adjustments.• Ensure all legal requirements, building and safety codes, safety inspections, city guidelines, and local and state regulations are met.• Responsible for ensuring the maintenance of site contacts for assigned project within the project file.• Prepare and distribute meeting minutes.• Correspond with owners, clients, consultants, and subcontractors to ensure a Collaborative work environment.• Maintain project management files and logs.• Ensure that projects are completed on time and within budget.At the end of the project.• Prepare project permit closeout list (all items needed to achieve a certificate of occupancy for the project).• Assist to create and maintain and distribute as-built plans and specifications.• Assemble closeout documentation and O's• Set up Warranty tracking system for the project.• Prepare final financial reports for the project (actual vs estimates reasoning)**Additional Skills & Qualifications:**There will be times where additional tasks will be added and /or removed. The Roles and Responsibilities may or may not be performed by the Project Manager, some will be delegated to Project Engineers by the Project Manager.
